Velocity Financial earnings beat as record production offsets credit strain

Beat — Core diluted EPS $0.76 vs ~$0.71 consensus

Velocity Financial’s Q3 earnings beat consensus on record loan production and wider NIM, though rising NPLs and REO losses add credit pressure.

Velocity is a business-purpose real-estate lender scaling its core investor-loan platform while preparing to add Toorak’s short-duration lending, servicing and fee-based operations. The Toorak strategy was already announced in August, with the platform purchase and roughly $3 billion managed portfolio intended to broaden products and increase origination and servicing scale.

The quarter beat the published earnings bar. Core diluted EPS was $0.76 versus an estimated ~$0.71 consensus, while GAAP diluted EPS rose to $0.67 from $0.65 a year earlier. That makes this a genuine earnings beat, not merely another quarter of growth.

Growth and funding execution were the main positives. Loan production reached a record $911.3 million, the portfolio grew 18.4% year over year, and NIM stayed well above the company’s 3.5% target as securitized funding costs fell. The company also issued $516.0 million of securities across two securitizations and reported $425.4 million of available warehouse capacity, supporting continued balance-sheet growth.

Credit metrics are the reason this is a modest rather than major positive. Nonperforming loans rose to 10.1% of held-for-investment loans from 9.8% a year earlier, REO losses increased to $8.8 million from $6.2 million, and recourse debt-to-equity rose to 1.5x from 1.2x in the prior quarter. Offsetting that, charge-offs fell and NPL resolutions still generated gains, so the filing shows pressure in the credit book but not a loss of control.

Toorak remains an important next step, but not new information. Management still expects the roughly $62 million cash acquisition to close in Q4 2026 and says it should be accretive to GAAP earnings from 2027 onward. 〔0〕 That supports the longer-term diversification story, but the quarter’s beat came from Velocity’s existing operation rather than from the acquisition itself.

Bottom line: Velocity delivered a clear earnings beat with unusually strong production and funding execution. Rising delinquencies, REO losses and leverage keep the result from rewriting the story, but the core business is advancing faster than expected this quarter.
