Beat — Revenue $225.2M vs ~$222.7M consensus
Sunstone Hotel’s Q3 earnings beat revenue expectations as RevPAR accelerated, though renovation costs and weaker properties kept adjusted FFO below last year.
Sunstone is a 13-hotel luxury and upscale REIT working through a portfolio-repositioning cycle: Andaz Miami Beach is still ramping after its renovation, Hilton Key West recently completed its brand conversion, and management is using capital recycling and portfolio investment to lift future earnings. Its prior outlook already called for strong 2026 RevPAR growth and higher adjusted FFO, so the operating improvement here is partly expected.
The quarter beat the published revenue bar, but the underlying earnings signal is less clean. Revenue was $225.2 million versus a published consensus of roughly $222.7 million, while the portfolio’s total RevPAR increased 10.5% year over year and comparable hotel Adjusted EBITDAre rose to $56.4 million from $49.6 million. The filing’s comparable Adjusted FFO per diluted share was $0.21 versus $0.22 a year earlier, showing that stronger hotel demand did not yet translate into higher per-share cash earnings.
| Q3 2026 | Q3 2025 | Consensus | |
|---|---|---|---|
| Revenue (Comparable Consolidated Statements) | $225.2M (+10.5%) | $203.7M | $222.7M |
| Total RevPAR (Property-Level Operating Statistics) | $395 (+10.5%) | $357 | |
| Hotel Adjusted EBITDAre (Property-Level Revenues) | $56.4M (+13.9%) | $49.6M | |
| Adjusted FFO/share (Comparable Reconciliation) | $0.21 (-4.5%) | $0.22 |
The core portfolio is executing well, especially at the renovated and resort-heavy assets. Excluding Andaz Miami Beach, Q3 RevPAR rose 10.3%, led by Wailea Beach Resort, Four Seasons Resort Napa Valley, and Hyatt Regency San Antonio Riverwalk. This supports Sunstone’s thesis that recent capital projects are producing stronger room rates, occupancy, and ancillary spending rather than merely adding revenue.
The main drag is that two transition assets are not yet fully productive. Andaz Miami Beach lost $1.6 million of hotel Adjusted EBITDAre in the quarter despite improving from a $2.5 million loss a year earlier, while Hilton Key West also posted a $0.1 million loss during its first post-conversion quarter. Those losses explain why portfolio-level revenue growth and EBITDA growth were not enough to lift comparable FFO per share.
The balance sheet and capital-return story are steady rather than newly changed. Sunstone ended the quarter with $955 million of debt, 30.2% debt to total capitalization, and a $0.09 quarterly common dividend; the filing also reflects continued share repurchases and new interest-rate swaps. These actions improve financial flexibility and reduce rate exposure, but they do not materially rewrite the operating story this quarter.
Bottom line: Sunstone delivered a genuine operating beat on revenue and property performance, but the benefit is being absorbed by ramp-up losses and other costs. The story is advancing, just not yet converting cleanly into higher per-share earnings.
