Marcus & Millichap, Inc. (MMI) · Nov 5, 2026 · Earnings
Miss — Diluted EPS $0.03 vs ~$0.065 consensus; revenue $208.4M vs ~$205.1M
Marcus & Millichap’s third-quarter earnings beat revenue expectations, but weaker margins pushed EPS below consensus despite stronger transaction volume.
Marcus & Millichap is a commercial real estate brokerage and financing platform trying to turn a recovering transaction market into durable growth, with particular momentum in middle-market and larger property sales. Its own research had pointed to rate volatility as a continuing headwind, while private-investor activity and eventual forced selling from maturing loans were the main recovery drivers.
The quarter beat on activity and revenue, but not on earnings. Revenue reached $208.4 million, above the published consensus of roughly $205.1 million, helped by a 12.6% increase in brokerage sales volume. But diluted EPS was only $0.03 versus consensus near $0.065, making this an earnings miss despite the topline beat. The filing says, “Net income for the third quarter 2026 was $1.0 million, or $0.03 per common share, diluted, compared to $0.2 million, or $0.01 per common share, diluted, for the same period in 2025.”
| Metric | Q3 2026 | Q3 2025 | Consensus |
|---|---|---|---|
| Total revenue (Income Statement) | $208.4M (+7.5%) | $193.9M | ~$205.1M |
| Diluted EPS (Income Statement) | $0.03 | $0.01 | ~$0.065 |
| Brokerage sales volume (Brokerage metrics) | $9.4B (+12.6%) | $8.4B | |
| Cost of services / revenue (Financial Highlights) | 64.0% (+160 bps) | 62.4% | |
| Adjusted EBITDA (Adjusted EBITDA reconciliation) | $8.2M (+19.6%) | $6.9M |
The core business is expanding, but the economics of that growth worsened. Middle-market and larger-transaction brokerage revenue rose 18.1%, while total brokerage revenue increased 7.4%; however, transactions were essentially flat at 1,584 versus 1,586 a year earlier, meaning larger average deals—not broader transaction count—did most of the work. The filing attributes the revenue increase to higher sales volume, partly offset by a lower commission rate. 〔0〕
Higher producer compensation absorbed the operating leverage. Cost of services rose $12.5 million and reached 64.0% of revenue, up 160 basis points, because senior investment sales and financing professionals earned higher commissions. That explains why the revenue beat did not translate into a comparable profit beat: the company is capturing better deal flow, but currently sharing more of the upside with producers. 〔1〕
The broader recovery is improving, but management still describes the near term as constrained. Nine-month revenue rose 14.0% and adjusted EBITDA swung to $23.3 million from a small loss, confirming that the business is recovering from the 2025 trough. Yet management says the near-term outlook remains tempered by rate volatility and expects more forced or time-sensitive transactions as loans mature going into 2027. 〔2〕
Bottom line: MMI is gaining transaction volume and moving back toward profitability, but this quarter shows the recovery is not yet converting cleanly into earnings. Against expectations, the revenue beat was outweighed by the EPS miss and wider cost burden, making the read slightly negative rather than a clean recovery confirmation.
