Fidelity National Financial, Inc. (FNF) · Nov 5, 2026 · Earnings
In line — Adjusted EPS $1.32 vs ~$1.32 consensus
FNF’s third-quarter earnings were in line with consensus as title margins held up, but F&G’s lower earnings and sales exposed a slower mix.
FNF is balancing a resilient title-insurance franchise through weak housing transaction volumes with F&G’s longer-term shift toward core retail annuities and away from lower-return opportunistic business. F&G had already become an important growth complement to Title, with assets under management before reinsurance reaching $73.1 billion at year-end 2025.
The quarter was operationally mixed rather than a clean beat. Adjusted EPS landed at $1.32, essentially matching the published consensus of about $1.32, while revenue of $3.578 billion trailed the published estimate of roughly $3.839 billion. The headline GAAP EPS increase was driven heavily by market-related items, so the adjusted result is the better read on recurring performance.
| Metric | Q3 2026 | Q3 2025 | Consensus |
|---|---|---|---|
| Adjusted EPS (Financial Highlights) | $1.32 | $1.63 | ~$1.32 |
| Total revenue (Financial Highlights) | $3.578B (-11.2%) | $4.030B | ~$3.839B |
| Adjusted title margin (Financial Highlights) | 17.1% | 17.8% | |
| Title adjusted pre-tax earnings (Segment results — Title) | $422M (+2.9%) | $410M | |
| F&G AUM before reinsurance (Financial Highlights) | $76.2B (+6.7%) | $71.4B | |
| F&G adjusted net earnings (Segment results — F&G) | $72M (-48.2%) | $139M |
Title is carrying the business better than the headline revenue suggests. Title adjusted earnings rose 3% to $422 million, even though the margin slipped to 17.1% from 17.8%. Commercial revenue increased 19%, direct title operating revenue rose 11%, and opened orders were broadly flat year over year; that points to solid execution and mix, not a broad recovery in housing volumes.
F&G’s growth is improving in quality, but not yet in earnings power. Core sales reached $2.3 billion, including record core retail sales of $2.1 billion, while AUM before reinsurance rose 7% to $76.2 billion. That is strategically constructive because F&G is deliberately reducing lower-return MYGA business; however, adjusted earnings fell to $72 million from $139 million, even after allowing for FNF’s lower ownership stake. Gross sales fell to $3.0 billion from $4.2 billion and net sales to $1.4 billion from $2.8 billion, making the growth story more about mix and future economics than current profit growth.
The event modestly complicates, rather than overturns, FNF’s story. Title execution remains dependable and F&G is building a larger, more strategically attractive book, but that progress is not yet translating into consolidated adjusted earnings growth. The November 6 earnings call is the next opportunity to clarify how quickly F&G’s core-sales momentum can offset weaker opportunistic volumes and lower current profitability.
Bottom line: FNF delivered an in-line quarter, with Title resilience offsetting a weaker F&G earnings contribution. The long-term mix is improving, but the near-term business signal is mixed and slightly weaker than the headline suggests.
