American Healthcare REIT earnings beat as guidance jumps on SHOP growth

Beat — NFFO $0.58 per share; FY2026 NFFO guide raised to $2.23–$2.26

American Healthcare REIT’s earnings show accelerating senior-housing occupancy and margins, lifting 2026 FFO and same-store NOI guidance.

American Healthcare REIT is in the middle of a rapid senior-housing expansion: it has been buying SHOP properties while improving occupancy and operating margins across the older portfolio. The filing says that strategy is now translating into materially better operating performance, especially in SHOP and integrated senior-health campuses.

The quarter was ahead of the market’s operating bar. Normalized FFO reached $0.58 per diluted share, versus a published consensus around $0.57, while revenue was $742.1 million versus a published estimate near $703.5 million. The more important signal is underlying property performance: total same-store NOI rose 13.8%, with ISHC up 15.7% and SHOP up 28.2%. The company’s own prior quarter guidance had already anticipated strong growth, but the magnitude—particularly in SHOP—ran ahead of that standing setup.

SHOP is the central upside surprise. Same-store SHOP occupancy reached 90.0%, up 244 basis points year over year, while the margin expanded to 23.5% from 19.9%. That is not just acquisition-driven growth: the 64-property same-store base is producing more revenue with only 0.8% expense growth per occupied unit, supporting the sharp increase in NOI. The broader portfolio is still being enlarged—SHOP properties rose to 109 from 71 a year earlier—but the same-store improvement shows the acquired platform is also being integrated productively. 〔0〕

Management raised the outlook across the business, not merely one metric. Full-year 2026 NFFO per share moved to $2.23–$2.26 from $2.15–$2.19, while total same-store NOI growth increased to 12%–14% from 11%–13%. The SHOP range jumped to 23%–26% from 18%–21%, and ISHC also moved higher to 14.5%–16.5%. That is a meaningful revision to the operating story: management is now underwriting stronger growth after three quarters of execution rather than simply reaffirming its prior plan.

The balance sheet is not the source of the upside, but it is not obstructing it. Net debt-to-annualized adjusted EBITDA was 1.9x, with 8.7x interest coverage and 6.8x fixed-charge coverage. The filing also lowers development funding guidance to $100 million–$110 million from $150 million–$170 million and rules out additional acquisitions beyond roughly $2.1 billion closed year to date. That suggests a shift from adding more near-term volume toward digesting the unusually large acquisition pipeline and converting the existing portfolio into cash flow.

The weaker pieces are contained rather than thesis-breaking. Outpatient Medical same-store NOI was essentially flat, with occupancy falling to 91.9% and retention at 55.9%. Net income also declined year over year, but that comparison is distorted by a large prior-year gain on remeasurement; normalized FFO is the cleaner measure of current operations. The quarter included $5.1 million of transaction, transition and restructuring costs, including costs tied to leadership transitions, but those items do not outweigh the broad-based guidance increase.

Bottom line: This was more than a routine earnings beat: operating momentum, especially in SHOP, caused management to raise both earnings and same-store NOI expectations. The main story has shifted from acquisition-led expansion to successful execution and operating leverage across the enlarged senior-housing platform.
