Beat — Adjusted diluted EPS $0.42 vs ~$0.39 consensus
James Hardie earnings beat expectations, with margins expanding and free cash flow guidance raised above $650 million despite a weaker housing backdrop.
James Hardie is midway through integrating AZEK, shifting toward a North American fiber-cement and outdoor-living platform while selling or closing its European operations to reduce leverage. The prior setup already assumed strong FY27 execution: first-quarter results had raised the full-year outlook, with cost synergies ahead of schedule and free cash flow expected to improve materially.
The quarter beat the operating bar, not just the prior year. Adjusted diluted EPS reached $0.42 versus published expectations around $0.39, while adjusted EBITDA rose 44% to $454.7 million and the margin expanded 450 basis points to 31.8% (Financial Highlights). The result was helped by pricing, mix, volume leverage, AZEK-related synergies and lower manufacturing costs; the company also said sales were at the high end of its guidance and adjusted EBITDA was above range. 〔0〕

The AZEK platform is beginning to show operating leverage. Deck, Rail & Accessories revenue increased 51%, while the segment returned to positive operating income and produced a 33.3% adjusted EBITDA margin. That is meaningful because the acquired business was the main integration risk: sell-through was described as low double-digit and channel inventory normalization was completed, although the quarter also benefited from the initial load-in of the Boise Cascade business.
Cash generation is strengthening the balance-sheet story. First-half free cash flow reached $535 million, term-loan repayments were $111 million during the quarter, and the company raised its FY27 free-cash-flow target to more than $650 million. The Europe divestiture is still expected to provide approximately $600 million for debt repayment, but that closing remains ahead rather than completed.
The main limitation is second-half timing, not current execution. Management expects adjusted EBITDA to decline in the third quarter and second half because of decking seasonality, higher freight costs and a weaker macro environment. That tempers the quarter's upside, but it does not amount to a guidance cut: full-year sales and adjusted EBITDA guidance were reaffirmed while free cash flow was raised.
Bottom line: This was a clear execution beat that advances the AZEK integration and deleveraging story. The softer second-half setup keeps it from rewriting the entire company narrative, but the higher cash-flow target makes the improvement more durable than a one-quarter margin surprise alone.
