Beat — Real Estate FFO $3.37 vs ~$3.32 consensus
Simon Property’s third-quarter earnings show stronger leasing, rents and retailer sales, prompting another 2026 guidance increase and a higher dividend.
Simon is a large, diversified retail-property REIT rebuilding growth through higher rents, redevelopment and premium outlet exposure across 206 million square feet. 〔0〕 The filing says that operating strategy is still working, but the quarter is not as clean as the headline suggests.
Underlying property performance beat the market’s bar. Real Estate FFO was $3.37 per share, up 4.7% year over year and modestly above the published consensus of roughly $3.32; domestic property NOI rose 6.6% and portfolio NOI 6.7%.

Leasing momentum is the most important business signal. Occupancy barely moved, but rent per square foot increased 6.1% and retailer sales per square foot jumped 14.8%, suggesting Simon is extracting more value from already-full properties rather than relying mainly on filling empty space.
The reported FFO decline is largely accounting noise, not a deterioration in mall operations. GAAP net income and reported FFO fell because the quarter included a $99.6 million after-tax mark-to-market loss, or $0.27 per share, tied to Klépierre exchangeable bonds and another publicly traded investment. That explains why normalized Real Estate FFO improved while narrower FFO declined.
Management raised the outlook and dividend, but the increase is incremental rather than transformational. The full-year Real Estate FFO range moved up by $0.10 per share at both ends, while the quarterly common dividend rose 4.5% year over year to $2.30. This reinforces the view that current execution is ahead of the prior plan, but it does not rewrite Simon’s business story.
Liquidity remains a support rather than a new catalyst. Simon reported approximately $9.0 billion of liquidity after issuing $800 million of senior notes and completing roughly $970 million of secured financings. The balance sheet can fund redevelopment and near-term maturities, though financing costs remain meaningful.
Bottom line: Simon delivered a modest underlying earnings beat and another guidance increase, led by stronger rents, sales and NOI. The reported FFO decline is mostly mark-to-market distortion, so the event strengthens the operating story without fundamentally changing it.
