Beat — Normalized FFO $0.34/share; company says above consensus
SVC earnings beat on stronger retained-hotel performance, but the REIT cut 2026 FFO and EBITDAre guidance as refinancing remains unresolved.
SVC is midway through a forced portfolio reshaping: selling weaker hotels, improving the retained group, and shifting capital toward service-focused net lease assets while trying to reduce leverage. The prior setup already included a planned hotel-exit program and a focus on deleveraging; second-quarter materials had 13 hotel sales under contract, so the strategic direction was not new.
The quarter itself beat expectations, driven by the hotels SVC plans to keep. Normalized FFO was $0.34 per share and Adjusted EBITDAre was $133.5 million, both described by the company as above consensus. Retained-hotel RevPAR rose 8.3% and Adjusted Hotel EBITDA increased 16.2%, showing that renovations and operating changes are producing real property-level improvement. 〔0〕
| Metric | Q3 2026 | Q3 2025 | Consensus / prior guide |
|---|---|---|---|
| Normalized FFO/share (Financial Results) | $0.34 | $1.02 | Above consensus |
| Adjusted EBITDAre (Financial Results) | $133.5M | $145.0M | Above consensus |
| Retained Hotels RevPAR (Hotel Performance) | $128.38 (+8.3%) | $118.53 | — |
| Retained Hotels Adjusted Hotel EBITDA (Hotel Performance) | $41.1M (+16.2%) | $35.4M | — |
| 2026 Normalized FFO/share guidance (Full Year Guidance) | $1.07–$1.22 | — | $1.20–$1.35 prior |
| 2026 Adjusted EBITDAre guidance (Full Year Guidance) | $489M–$498M | — | $500M–$520M prior |
The more important change is the guidance cut. SVC lowered the midpoint of full-year Normalized FFO guidance by $0.13 per share, or roughly 11%, while cutting Adjusted EBITDAre by $16.5 million at the midpoint. That says the better retained-hotel performance is not yet enough to offset the earnings drag from dispositions, renovations, weaker exit hotels and the company’s financing burden. 〔1〕
The asset cleanup is progressing, but it is not yet a clean cash-flow win. SVC completed 14 of 15 planned hotel sales for $116.7 million and is removing loss-making properties, but the exit portfolio still produced negative EBITDA and the company is marketing two more hotels. The filing also shows rolling four-quarter CAD only just turned positive at $12.6 million, while the quarterly distribution remained $0.05 per share.
Balance-sheet execution remains the unresolved constraint. SVC repaid its $45 million variable funding note and reported $762.8 million of liquidity as of November 2, but it is still in discussions to extend or refinance its secured revolving credit facility. With $4.65 billion of debt and net debt at 9.0 times rolling Adjusted EBITDAre, the refinancing outcome matters more to the next phase of the story than another quarter of hotel RevPAR growth. 〔2〕
Bottom line: SVC is executing the operational turnaround in its retained hotels and beat the quarter’s expectations, but the lowered full-year outlook shows the broader recovery is still being offset by portfolio exits and heavy financing needs. This filing is therefore mixed operationally but slightly negative for the overall business story.
