Beat — Diluted FFO $0.64 vs ~$0.63 consensus; FY guide midpoint $2.51 vs $2.485 prior
Tanger earnings beat Q3 expectations, with same-center NOI growth and leasing strength supporting another 2026 FFO guidance increase.
Tanger is expanding from its traditional outlet-center base into a broader open-air retail platform, using acquisitions, developments and lifestyle centers to grow NOI. Its current strategy emphasizes retailer demand, high occupancy and selective external growth.
The quarter cleared expectations on both operations and cash earnings. Q3 diluted FFO was $0.64 per share versus approximately $0.63 consensus, while revenue reached $157.7 million versus roughly $148.9 million expected. Same-center NOI rose 4.2% year over year, ahead of the full-year guidance midpoint, and occupancy recovered to 97.3% from 96.6% at June 30. The result reinforces that Tanger’s leasing and traffic strategy is producing real property-level growth, not just accounting-driven FFO.
| Metric | Q3 2026 | Q3 2025 | Consensus / prior |
|---|---|---|---|
| Revenue (Financial Data) | $157.7M (+8.6%) | $145.2M | ~$148.9M consensus |
| Diluted FFO/share (FFO Analysis) | $0.64 (+6.7%) | $0.60 | ~$0.63 consensus |
| Same-center NOI (Portfolio NOI) | $108.4M (+4.2%) | $104.0M | — |
| Occupancy (Portfolio Data) | 97.3% | 97.4% | 96.6% prior quarter |
| FY26 diluted FFO/share guide (Guidance for 2026) | $2.49-$2.53 | — | $2.45-$2.52 prior |
Management raised the full-year outlook rather than merely confirming it. The FFO range moved up at the low end and slightly at the high end, while the same-center NOI floor increased from 2.75% to 3.50%. Lower projected interest expense also offsets some pressure from higher recurring capital spending.
Leasing remains the core proof point, although the volume is not accelerating. Comparable-space rent spreads improved to 11.0%, led by a 28.6% spread on re-tenanted space, and tenant sales per square foot rose to $487 from $475. However, executed leasing volume fell to 2.6 million square feet from 2.9 million, and 73% of 2026 expirations were renewed or in process—unchanged from the comparable prior-year measure. That makes the quality of leasing positive, but not an unqualified acceleration in demand. 〔0〕
The balance sheet is better structured, not materially less levered. Tanger replaced the $350 million of notes maturing in September with delayed-draw term debt and cash, extending financing maturities while keeping floating-rate exposure near 7% of debt. Net debt to Adjusted EBITDAre improved to 4.6x from 4.7x, and liquidity stood at $662 million. Total debt nevertheless increased year to date, so the benefit is refinancing flexibility and interest-rate protection rather than a major deleveraging event.
Bottom line: This is a clearly stronger-than-expected quarter with another upward guidance revision, supported by rent spreads, sales productivity and high occupancy. The improvement is meaningful for Tanger’s execution story, though it advances an already-positive trajectory rather than rewriting the business narrative entirely.
