Guidance raised — Same-store NOI guide raised to 2.00%-2.50% from 1.15%-2.15%
SmartStop earnings show improving self-storage margins and another 2026 guidance raise, while its Canadian expansion adds funding and execution complexity.
SmartStop is in a scale-up phase built around its Deca Initiative: clustering self-storage properties, expanding its Canadian platform, and adding capital-light fee businesses such as third-party management and bridge lending. Its September strategy update had already raised 2026 guidance and outlined roughly $140 million of strategic investments, so this filing is an execution check on an existing growth plan rather than a brand-new direction.
The core operation is tracking ahead of the old plan. Q3 same-store NOI rose 4.9% year over year as revenue grew 2.0% and property expenses fell 3.8%, despite occupancy slipping 0.4 percentage points. 〔0〕 That is materially better than the prior full-year same-store NOI range of 1.15%-2.15%, and management lifted the range to 2.00%-2.50%; it is the fourth increase this year. 〔1〕
| Q3 2026 | Q3 2025 | Prior guidance / consensus | |
|---|---|---|---|
| FFO, as adjusted per diluted share (FFO table) | $0.51 | $0.47 | |
| Same-store NOI growth (Outlook) | 2.00%-2.50% / 1.15%-2.15% prior | ||
| FFO, as adjusted per diluted share (Outlook) | $2.01-$2.05 / $1.99-$2.05 prior | ||
| Same-store occupancy (Same-Store Results) | 92.2% | 92.6% | |
| Debt, net (Balance Sheet) | $1,137.8M | $1,098.2M at Dec. 31, 2025 |
The guidance raise is real but modest. The full-year FFO range moved only at the low end, from $1.99-$2.05 to $2.01-$2.05, while the published consensus was around $2.03. That makes the update narrowly better than the prior company plan, but broadly in line with what the market was already expecting—not a major reset of the earnings story. The quarter itself supports the improvement: adjusted FFO per diluted share increased 9% to $0.51.
The bigger change is strategic scale, not current-quarter earnings. SmartStop is moving toward a Canadian joint venture that would add 14 early-lease-up properties, give it a 50% general-partner interest, and eventually expand its Canadian operating footprint to 70 properties. The opportunity is meaningful, but it remains conditional: the portfolio is only about 50% occupied and the transaction still requires regulatory and other closing approvals. 〔2〕
That expansion is being funded with a more complicated capital stack. SmartStop issued approximately C$200 million of five-year senior notes at roughly 4.32% and sold about 2.4 million shares forward for up to approximately $78.1 million. Debt was higher than at year-end, and the equity settlement is still ahead, so the claimed leverage neutrality depends on completing the planned transactions and deploying the capital effectively. The company also closed $18.2 million of preferred investments and a $16.7 million bridge loan at a 17.6% weighted average yield, broadening the earnings engine beyond owned storage but adding investment and underwriting exposure.
Bottom line: SmartStop is executing better than its prior operating plan, earning another guidance raise and showing strong cost control. The improvement is positive but incremental; the more consequential part of the filing is a still-unclosed Canadian expansion that could reshape growth while increasing funding and execution demands.
