Claros Mortgage Trust, Inc. (CMTG) · Nov 3, 2026 · Earnings
Beat — GAAP EPS $(0.10) vs published estimates of roughly $(0.39)–$(0.75)
Claros Mortgage Trust earnings beat published estimates as portfolio resolutions cut leverage and watchlist exposure, though credit losses remain ahead.
CMTG is in a balance-sheet cleanup: turning over troubled commercial real-estate loans, selling or repositioning REO, and using repayments to reduce leverage. Those priorities were already established before this release, so the quarter is mainly an execution test rather than a new strategy.
The earnings result was better than the published bar. GAAP loss was $0.10 per share, versus published Q3 estimates ranging from roughly $0.39 to $0.75 per share; the quarter also improved sharply from Q2’s $1.81 GAAP loss, helped by the absence of Q2’s large valuation adjustment and CECL provision. Published estimates are inconsistent, so the exact beat size is less certain than the direction.
| Metric | Q3 2026 | Prior / reference | Consensus |
|---|---|---|---|
| GAAP EPS (Income Statement) | $(0.10) | $(1.81) Q2 2026 | $(0.39)–$(0.75) |
| Distributable loss/share (Financial Overview) | $(0.08) | $(0.63) Q2 2026 | |
| Book value/share (Book Value per Share Reconciliation) | $8.49 | $8.58 Q2 2026 | |
| Watchlist loan carrying value (Loan and REO Portfolio) | $1.1B | $1.6B YE2025 | |
| Net debt-to-equity (Leverage Ratios) | 1.7x | 2.0x Q2 2026 |
The more important operating signal is continued de-risking. CMTG resolved four loans totaling $409.5 million of unpaid principal during the quarter, while watchlist exposure fell to $1.1 billion and no new loans were added to the watchlist or moved to non-accrual. 〔0〕 That supports the existing cleanup story and reduced financing risk, with leverage falling further after quarter-end resolutions.
This is progress, not a clean credit reset. Eleven watchlist loans still represent $1.1 billion of carrying value, risk-rated 5 loans carry specific CECL reserves equal to 33.4% of unpaid principal balance, and two pending sales would produce another $10.4 million of combined losses if completed. The release therefore shows better execution and liquidity, but also confirms that the remaining portfolio still requires costly resolutions.
Liquidity and leverage are moving in the right direction. Total liquidity was $146.9 million at quarter-end and $142.7 million on November 2, while financing outstanding declined by $330.1 million during the quarter. CMTG also has a secured term loan extended through 2030, reducing near-term refinancing pressure, although book value continued to decline to $8.49 per share.
Bottom line: This quarter advances CMTG’s cleanup story: the earnings loss was materially better than expected, and portfolio turnover is reducing watchlist exposure and leverage. It matters, but the company remains in resolution mode, with further credit losses still embedded in the remaining assets.
