Beat — Revenue $32.44M vs ~$31.26M consensus; EPS $0.09 vs ~$0.09 consensus
Community Healthcare Trust earnings beat revenue expectations while occupancy and FFO improved. But lower FAD and flat dividends temper the turnaround.
Community Healthcare Trust is in the early execution phase of a turnaround: after cutting its dividend in August 2026, it is trying to lift occupancy, recycle weaker properties, and redeploy capital into higher-yielding healthcare real estate. The strategic plan called for reaching 92% occupancy, marketing more than $70 million of dispositions, and advancing a $99 million acquisition pipeline with roughly 9%-10% expected yields.
The quarter cleared the published earnings bar mainly through revenue, not a dramatic profit surprise. Revenue reached $32.44 million versus roughly $31.26 million expected, while reported EPS of $0.09 was essentially in line with the approximately $0.09 consensus. That makes this a modest beat rather than a wholesale reset of the earnings story.
| Metric | 3Q 2026 | 2Q 2026 | 3Q 2025 | Consensus |
|---|---|---|---|---|
| Revenue ($000s) (Statements of Operations) | $32,443 (+3.9%) | 31,224 | 31,086 | 31,260 |
| FFO/share (Reconciliation of Non-GAAP Measures) | $0.54 (+8.0%) | 0.48 | 0.50 | |
| AFFO/share (Reconciliation of Non-GAAP Measures) | $0.58 (+3.6%) | 0.56 | 0.56 | |
| FAD ($000s) (Supplemental Information) | $11,786 (-9.3%) | 12,994 | 11,863 | |
| Leased occupancy (Portfolio Statistics) | 90.1% | 89.8% | ||
| General and administrative ($000s) (Statements of Operations) | $4,191 (-14.3%) | 4,890 | 4,658 |
The operating indicators are moving in the intended direction. Occupancy rose to 90.1% from 89.8%, revenue increased $1.2 million sequentially, and FFO per share reached $0.54 from $0.48 in the second quarter. The cost improvement is also meaningful, with general and administrative expense down $0.7 million sequentially.
The quality of the improvement is less clean because distributable cash declined. FAD fell to $11.8 million from $13.0 million sequentially and was slightly below the prior-year $11.9 million, reflecting heavier leasing commissions, tenant improvements, and recurring capital spending. AFFO rose, but the decline in FAD means the quarter did not improve the near-term cash cushion as much as the FFO headline suggests.
Capital recycling is progressing, but the growth plan still depends on future closings. CHCT completed $32.3 million of dispositions during the quarter and sold two more properties after quarter-end for $31.5 million of net proceeds. The company still has four properties under contract for approximately $99 million, but those acquisitions depend on construction, occupancy, and closing timing.
The dividend is stable after the August reset, not newly strengthened. The quarterly dividend remains $0.33 per share, so the company preserved the lower payout intended to fund reinvestment rather than raising the distribution alongside the better quarter. 〔0〕
Bottom line: This is a modestly encouraging execution quarter: revenue, occupancy, FFO, and overhead improved versus the second quarter, and revenue beat expectations. But falling FAD and reliance on future acquisition closings mean the turnaround is advancing incrementally, not yet proven at scale.
