Miss — Adjusted EPS $0.28 vs ~$1.26 consensus
Finance of America’s Q3 earnings sharply missed expectations: volume grew, but rate-driven margin pressure and fair-value losses overwhelmed profitability.
Finance of America is building a home-equity financing and reverse-mortgage platform for retirees, with the June 2026 Onity servicing acquisition expanding its HECM portfolio and customer base. The growth engine is still producing volume, but not enough profit. Funded volume rose 24% year over year to $748 million, yet Retirement Solutions revenue slipped 1% year over year to $67 million as higher benchmark rates compressed origination margins.
| Key figure | Q3 2026 | Q2 2026 | Q3 2025 | Consensus |
|---|---|---|---|---|
| Funded volume (Financial Highlights) | $748M (+24%) | $730M | $603M | |
| Adjusted total revenues (Financial Highlights) | $89M (-15%) | $105M | $107M | ~$132M |
| Adjusted EPS (Financial Highlights) | $0.28 (-67%) | $0.84 | $1.33 | ~$1.26 |
| GAAP net loss (Financial Highlights) | $110M | $29M loss | $29M loss | |
| Cash (Balance Sheet Highlights) | $118M | $85M | $110M | |
| Tangible equity (Balance Sheet Highlights) | $155M | $246M | $177M |
The headline earnings miss was much worse than a normal quarterly wobble. Adjusted EPS of $0.28 was far below the published consensus of roughly $1.26, while adjusted revenue of $89 million fell short of expectations near $132 million. The company’s adjusted results exclude much of the market-value volatility, but even that cleaner measure deteriorated sharply: adjusted net income fell to $6 million from $19 million in Q2 and $33 million a year earlier.
Portfolio marks turned the operating weakness into a company-wide loss. Portfolio Management posted a $138 million pretax loss, driven by negative non-cash fair-value adjustments on retained securitization interests, helping push FOA to a $110 million GAAP loss. This is non-cash, but it is not irrelevant: the same pressure reduced tangible equity to $155 million from $246 million at June 30, 2026.
Liquidity improved, but it does not offset the earnings deterioration. Cash increased to $118 million, and management expects to use part of that balance for a $60 million senior secured note paydown in November. That is a modest balance-sheet positive, but it does not change the central problem: FOA is growing its platform while current-rate conditions are eroding margins and portfolio valuations.
Bottom line: This was a clear earnings miss, not merely a noisy GAAP loss. Volume growth and better cash support the longer-term platform, but Q3 showed that the business is not yet converting that growth into resilient profitability.
