In line — Core FFO $0.20 vs. $0.23 in Q3 2025; no reliable Q3 consensus
Empire State Realty Trust earnings show higher occupancy and positive office leasing spreads, but tourism weakness keeps Core FFO below last year.
Empire State Realty Trust is a New York City-focused REIT trying to stabilize its office portfolio while absorbing a sharp tourism downturn at the Empire State Building Observatory. That backdrop was already known: the company had cut 2026 Core FFO guidance to $0.75–$0.79 per diluted share and assumed only $55 million of Observatory NOI after sustained visitor weakness.
The office recovery is becoming more tangible. Commercial occupancy rose to 92.3% from 90.0% a year ago, while leased occupancy reached 95.6% versus 92.6%. Office leasing spreads also remained positive at 9.9%, up from 3.9% in Q3 2025, although the quarter’s 170,608 square feet of office leasing was much smaller than Q2’s 363,968 square feet. The filing describes the portfolio as “well-leased, top of tier” office, retail, and multifamily assets. 〔0〕
| Metric | Q3 2026 | Q3 2025 | Prior quarter |
|---|---|---|---|
| Core FFO/share (Financial Highlights) | $0.20 | $0.23 | $0.21 |
| Same-store cash NOI (Same Store NOI) | $66.7M (+0.5%) | $66.3M | $66.2M |
| Commercial occupancy (Office and Retail Metrics) | 92.3% | 90.0% | 89.4% |
| Office leasing spread (Leasing Activity) | 9.9% | 3.9% | 17.8% |
| Observatory visitors (Observatory Summary) | 481,000 (-25.8%) | 648,000 | 450,000 |
| Observatory NOI (Observatory Summary) | $15.6M | $26.5M | $12.4M |
| Net debt / adjusted EBITDA (Ratios) | 6.7x | 5.6x | 6.6x |
The strongest operating gains are not yet translating into earnings growth. Core FFO was $0.20 per diluted share, down from $0.23 a year ago and $0.21 in Q2. Same-store property cash NOI excluding lease termination fees edged up only 0.5%, while rental revenue declined to $162.0 million from $165.2 million in Q2 and $158.4 million a year ago. The filing reports, “Core FFO attributable to common stockholders and the Operating Partnership” of $52.733 million.
The Observatory remains the central drag. Visitors fell 25.8% year over year, and Observatory NOI dropped to $15.6 million from $26.5 million despite a sequential improvement. This weakness was already part of the company’s reduced outlook, so it is not a fresh surprise; it is the continuing cost of the tourism problem rather than a new deterioration. The filing states, “Change in visitors year-over-year (25.8)%.”
Balance-sheet pressure is moving in the wrong direction. Net debt to adjusted EBITDA increased to 6.7x from 5.6x a year earlier, while total debt reached $2.24 billion. The higher leverage reflects a combination of debt funding and a much lower equity market capitalization, leaving less room for operating setbacks even as near-term covenant measures remain in compliance. The filing reports total debt of $2.239571 billion at a weighted average interest rate of 4.78%.
Bottom line: ESRT is making measurable progress leasing its office portfolio, but that progress is currently offset by the Observatory’s tourism slump and heavier leverage. This is a mixed quarter that reinforces the existing story rather than rewriting it.
