Beat — Diluted EPS $0.99 vs ~$0.90 consensus; revenue $64.9M vs ~$61.0M
Innovative Industrial Properties earnings beat published Q3 benchmarks, helped by IQHQ income, while tenant defaults keep leasing recovery incomplete.
IIPR is a specialty REIT still anchored in cannabis real estate, while expanding into life-science financing through its IQHQ investments. This quarter shows the transition working financially, but not yet fully repairing the property portfolio.
The quarter beat the available benchmarks. The published Q3 consensus was roughly $0.90 of EPS and $61.0 million of revenue; IIPR delivered $0.99 and $64.9 million, respectively. The cleanest REIT operating measures also improved: AFFO per share reached $1.96 versus $1.71 a year earlier and $1.83 in Q2.

|---|---|---|---|
| Revenue (Financial Highlights) | $64.9M | $64.7M | ~$61.0M |
| Diluted EPS (Income Statement) | $0.99 | $0.97 | ~$0.90 |
| Normalized FFO/share (FFO reconciliation) | $1.80 | $1.60 / $1.70 | |
| AFFO/share (FFO reconciliation) | $1.96 | $1.71 / $1.83 | |
| Leased operating portfolio (Quarterly Performance Summary) | 90.0% | 95.8% / 95.8% |
IQHQ is now doing meaningful earnings work. Interest and other income rose to $14.3 million from $4.4 million, primarily because IQHQ investments contributed $10.4 million of interest and dividend income. IIPR also added a $245 million Alewife Park mezzanine commitment, with $111 million funded at closing and an expected yield of about 15.8%.
The underlying leasing story is still the constraint. The operating portfolio’s leased percentage fell to 90.0% from 95.8% in both Q2 and the year-ago quarter. Q3 revenue was supported partly by $3.8 million of security-deposit applications, while the proposed replacements for 4Front properties remain tentative and depend on licensing and receivership outcomes.
The balance sheet is funding the pivot, but with more financial complexity. Life-science investments reached $417.4 million from $152.7 million at year-end, while gross debt stood at $711.6 million and liquidity was $142.4 million. The new investment income is accretive today, but it increases exposure to IQHQ and shifts more of the earnings mix away from contractual cannabis rent.
Bottom line: IIPR beat the available Q3 benchmarks and is successfully adding high-yield life-science income, making this modestly better than expected. The improvement is real, but the 90% occupancy rate and reliance on deposits and tentative re-leasing mean the core cannabis portfolio is not fully stabilized yet.
