Umh Properties, Inc. (UMH) · Nov 2, 2026 · Earnings
In line — Normalized FFO $0.26 vs $0.25 last year; FY midpoint remains $1.01
UMH Properties earnings show 4% normalized FFO growth and tighter 2026 guidance, but debt and fixed-charge pressure increased.
UMH is a manufactured-housing REIT building earnings through higher occupancy, rental homes, home sales, and development of its vacant sites and land pipeline. At the prior quarter, management had already reaffirmed 2026 normalized FFO guidance at $0.98–$1.04 per share, with a $1.01 midpoint.
Core operations continued to improve, but not dramatically. Third-quarter normalized FFO rose 4% to $0.26 per diluted share, while rental and related income increased 8%, same-property NOI rose 10%, and manufactured-home sales increased 29%.
| Q3 2026 | Q3 2025 | FY 2026 guidance | |
|---|---|---|---|
| Total income (Financial Highlights) | $74.1M (+10.8%) | $66.9M | |
| Normalized FFO/share (Financial Highlights) | $0.26 (+4.0%) | $0.25 | $0.99–$1.03 |
| Same-property NOI (Segment results — Same Property) | $37.5M (+9.7%) | $34.2M | |
| Same-property occupancy (Operating Statistics) | 88.8% (+30 bps) | 88.5% | |
| Net income/share (Income Statement) | $(0.02) | $0.05 | $0.05–$0.09 |
| Net debt / adjusted EBITDA (Leverage) | 5.9x (+0.5x) | 5.1x |
The guidance change is a refinement, not an upgrade. UMH tightened full-year normalized FFO guidance to $0.99–$1.03 from the prior $0.98–$1.04 range, leaving the midpoint unchanged at $1.01. That signals confidence in execution, but it does not raise the earnings target versus what investors already had.
The balance sheet is the main offset. Total debt rose to $850.4 million from $761.2 million at year-end 2025, while net debt to adjusted EBITDA increased to 5.9x from 5.4x at year-end and fixed-charge coverage fell to 2.1x from 2.3x. The company is funding expansion and its home-rental strategy, but the operating progress is arriving with more financial leverage.
Bottom line: This is a modestly constructive operating quarter, essentially in line with the prior earnings trajectory rather than a reset of the story. The improvement in occupancy, NOI, and home sales is real, but the rising leverage keeps the event from being a clean positive surprise.
