Janus Living earnings lift FFO guidance as acquisitions accelerate

Guidance raised — FFO/share midpoint $0.98 vs $0.965; same-store NOI midpoint +250 bps

Janus Living earnings show stronger FFO and same-store guidance, powered by rapid senior-housing acquisitions despite higher depreciation.

Janus Living is a newly public senior-housing REIT using IPO and follow-on capital to rapidly build its portfolio through acquisitions; its second-quarter plan already called for aggressive deal deployment and higher 2026 guidance. The operating story strengthened, but this was not a clean GAAP earnings win. Third-quarter revenue rose to $268.3 million from $150.5 million, while adjusted FFO per share increased to $0.25 from $0.17. The offset is a $0.02-per-share GAAP loss, versus $0.01 of earnings a year ago, as depreciation and amortization rose sharply with the enlarged property base. The filing explicitly attributes the lower full-year earnings outlook to acquisition-related depreciation, while saying it does not affect adjusted FFO guidance. 〔0〕

The guidance raise matters more than the headline loss. Janus lifted the midpoint of adjusted FFO guidance by $0.02 per share and raised the midpoint of same-store adjusted NOI growth by 250 basis points. That says management sees the underlying property earnings trajectory improving, even though the accounting earnings line is being diluted by the depreciation burden from newly acquired communities.

The acquisition machine is advancing, but the magnitude was already part of the story. Janus completed $743 million of acquisitions during the quarter and another $370 million through October 30, adding 21 communities and 2,224 units across those two periods. The company also has $82 million under binding agreements for the fourth quarter. This is positive execution against the growth strategy, but the direction—deploying IPO capital into senior housing—was already well established before this release.

Funding capacity remains unusually strong for a fast-growing REIT. The August follow-on offering generated approximately $513 million, while the expanded revolving facility now totals $1.25 billion and was undrawn at closing. That gives Janus room to keep scaling without currently relying on secured property debt, although future returns depend on integrating the acquisitions and delivering the targeted stabilization yields.

Bottom line: Janus is executing its expansion plan and raised the measures that better reflect property-level performance. The event is modestly constructive rather than transformational: the stronger FFO and same-store outlook outweigh the GAAP EPS cut, but much of the acquisition strategy was already expected.
