Beat — AFFO/share $1.12 vs ~$1.11 consensus
Realty Income earnings modestly topped expectations, while higher 2026 AFFO guidance reinforces its acquisition-led growth strategy.
Realty Income is a large net-lease REIT using acquisitions, European expansion, private-capital partnerships, and broader financing access to build steady rental and fee income. The market was looking for roughly $1.11 of third-quarter AFFO per share and $1.58 billion of revenue; the company delivered slightly more on both measures.
The quarter was a narrow operating beat. AFFO per share reached $1.12 versus $1.08 a year earlier and approximately $1.11 expected, while revenue rose to $1.62 billion from $1.47 billion. That is healthy execution, but not a step-change: same-store rental revenue grew only 1.1%, broadly consistent with the low-growth profile already understood for the core portfolio.
| Q3 2026 | Q3 2025 | Consensus | |
|---|---|---|---|
| Revenue (Financial Highlights) | $1,621.6M (+10.3%) | $1,470.6M | ~$1,580M |
| AFFO/share (Financial Highlights) | $1.12 (+3.7%) | $1.08 | ~$1.11 |
| Same-store rental revenue (Same Store Rental Revenue) | $1,162.0M (+1.1%) | $1,149.0M | |
| Investment volume (Guidance) | $10.0B | $10.0B prior | |
| 2026 AFFO/share guidance (Guidance) | $4.45-$4.46 | $4.44-$4.45 prior |
The more important signal is the second guidance raise. Realty Income lifted full-year AFFO per share guidance by one cent at both ends while keeping its $10.0 billion investment target intact. This supports the existing acquisition-led growth story rather than rewriting it; the prior quarter had already raised guidance to $4.44-$4.45.
Capital deployment remains productive but not dramatically more profitable. Realty Income invested $2.57 billion during the quarter at a 6.8% initial weighted-average cash yield, and management said the realized leverage-neutral spread was approximately 170 basis points. The company is still scaling its European and private-capital platform, including the recently announced KKR joint venture, but the quarter's 6.8% yield was below the 7.1% year-to-date level, so growth is continuing without a clear improvement in acquisition economics.
The balance sheet is supportive, but equity funding remains part of the model. Liquidity stood at $5.39 billion on a pro-rata basis and leverage was 5.2x including expected proceeds from unsettled ATM forward equity. That gives Realty Income room to keep buying, while the 18.5 million unsettled forward shares show that part of this expansion is being funded through future equity issuance rather than entirely through internally generated cash.
Bottom line: This was a modest beat with another small guidance raise, confirming that Realty Income is executing its existing acquisition-and-dividend growth plan. It matters as incremental validation, not as a fundamental change in the company's story.
