Sabra Health Care REIT, Inc. (SBRA) · Nov 2, 2026 · Guidance
Guidance raised — NFFO low end $1.54 vs. $1.53 prior; normalized AFFO low end $1.60 vs. $1.59 prior
Sabra’s guidance rises modestly as senior housing operating growth and the Avamere re-tenanting strengthen the portfolio story.
Sabra is a healthcare REIT shifting more of its growth toward operator-driven senior housing, or SHOP, while actively upgrading its skilled-nursing tenant base. The July 21 business update had already made the core strategy visible: re-tenanting Avamere and raising 2026 guidance.
The guidance move is real but small. Sabra raised the low end of Normalized FFO by $0.01 per share and the low end of Normalized AFFO by $0.01, while also lifting FFO and AFFO ranges. That is modestly better than the prior company outlook, but not a major reset of the earnings trajectory. The lower net-income range reflects the different accounting mix around gains and other items rather than a deterioration in the recurring operating thesis. 〔0〕
| Metric | 2026 guidance | Prior guidance (July 21) |
|---|---|---|
| Net income / share (Financial Guidance) | $0.265–$0.275 | $0.37–$0.39 |
| FFO / share (Financial Guidance) | $1.145–$1.155 | $1.12–$1.14 |
| Normalized FFO / share (Financial Guidance) | $1.540–$1.550 | $1.53–$1.55 |
| AFFO / share (Financial Guidance) | $1.625–$1.635 | $1.58–$1.60 |
| Normalized AFFO / share (Financial Guidance) | $1.600–$1.610 | $1.59–$1.61 |
The operating story is strengthening in the areas Sabra wants to emphasize. Same-store SHOP revenue per occupied room grew 7.3% in the third quarter, the company is guiding to mid-teens full-year SHOP NOI growth, and SHOP is moving toward 40% of NOI. 〔1〕 That supports the transition from a mostly fixed-rent REIT toward a platform with more operating upside, though it also leaves more earnings exposed to labor, occupancy and operator execution.
The Avamere transition is now more evidence than surprise. The replacement of Avamere with Cascadia and Ensign was announced in July, so this filing mainly confirms execution: annualized rent reached $53 million, nearly 30% above 2025 rent. Sabra also reports nearly $750 million of 2026 investments closed, mostly in SHOP, plus a $425 million awarded pipeline—useful support for the growth plan, but not yet equivalent to completed earnings contribution.
Bottom line: This is a modestly better outlook, not a rewritten story. Sabra is showing that its SHOP expansion and tenant-management strategy are translating into higher recurring guidance, but most of the important strategic news was already disclosed in July, keeping the incremental signal limited.
