Acadia Realty Trust (AKR) · Nov 2, 2026 · Earnings
In line — FFO As Adjusted $0.31 vs ~$0.31 consensus
Acadia Realty’s third-quarter earnings were broadly in line, with strong same-property NOI and leasing offset by higher leverage, dilution and lower GAAP EPS guidance.
Acadia is in the middle of an aggressive street-retail expansion: it is concentrating ownership in high-demand corridors while pairing the REIT portfolio with an investment-management platform. That strategy was already visible before this filing through roughly $318 million of 2026 street-retail acquisitions and a stated $400–$500 million annual acquisition target.
Core operations were better than the headline earnings comparison suggests. Third-quarter same-property NOI rose 10.2%, above the company’s 7.5%–8.5% full-year range, while total NOI at the pro-rata share increased to $59.0 million from $50.5 million. Leasing also remained powerful: combined new and renewal leases produced a 49.0% GAAP rent spread and a 24.9% cash spread. The result was operating momentum, not merely acquisition-driven growth.
| Figure | Q3 2026 | Q3 2025 | Consensus |
|---|---|---|---|
| FFO As Adjusted/share (Financial Highlights) | $0.31 | $0.29 | $0.31 |
| NAREIT FFO/share (FFO table) | $0.30 | $0.28 | |
| Same-property NOI (Same Property Performance) | 10.2% | 5.4% | |
| REIT total economic occupancy (Portfolio statistics) | 94.2% | 93.6% | |
| Net debt / annualized adjusted EBITDA (Leverage) | 5.8x | 5.0x | |
| Fixed-charge coverage (Leverage) | 3.3x | 3.8x |
The quarter was essentially in line with the earnings bar, not a clean beat. Adjusted FFO of $0.31 matched the available published consensus, so the strongest signal is the underlying operating performance rather than an earnings surprise. The company maintained its full-year adjusted FFO range of $1.24–$1.26 per share. 〔0〕
The cost of growth is becoming more visible. Net debt rose to 5.8 times annualized adjusted EBITDA from 5.0 times a year earlier, fixed-charge coverage fell to 3.3 times from 3.8 times, and diluted shares increased to 146.2 million from 139.0 million. The company is using forward equity and debt to fund acquisitions, which supports the growth plan but makes per-share growth harder to translate from property-level momentum. 〔1〕
GAAP earnings guidance was cut even though FFO guidance held. The revised net-earnings-per-share range fell to $0.29–$0.30 from $0.40–$0.41, reflecting $0.08 per share of impairment charges, while FFO remained unchanged. That is mainly an accounting setback rather than a deterioration in recurring operating cash earnings, but it is still a reminder that the expanding portfolio carries asset-level execution and valuation risk.
Bottom line: Acadia’s retail operating story is advancing faster than its earnings surprise suggests, but the balance-sheet and dilution burden is also rising. This is a mildly constructive quarter for the business, not a decisive change in the story.
