Beat — Adjusted EPS $3.02 vs ~$2.85 consensus
Marriott’s Q3 earnings beat consensus, while a sharper RevPAR outlook and record development pipeline strengthen its fee-driven growth story.
Marriott is in a fee-led expansion phase: it is growing through higher hotel demand, room additions, conversions, loyalty membership and a largely asset-light development pipeline rather than heavy property ownership. The pre-release expectation was roughly $2.84-$2.87 of quarterly EPS, with third-quarter RevPAR growth guided at 3.5%-4.0%; the filing materially clears both bars.
The quarter beat cleanly on the metric that matters most. Adjusted diluted EPS was $3.02, well above the published consensus range and up 22% from $2.47 a year earlier; adjusted EBITDA rose 12% to $1.512 billion.
| Metric | Q3 2026 | Q3 2025 | Consensus / prior guide |
|---|---|---|---|
| Adjusted diluted EPS (Non-GAAP Financial Measures) | $3.02 (+22%) | $2.47 | ~$2.85 consensus |
| Global RevPAR (Key Lodging Statistics) | 6.5% | — | 3.5%-4.0% guide |
| Adjusted EBITDA (Adjusted EBITDA) | $1,512M (+12%) | $1,349M | — |
| FY 2026 RevPAR outlook (Company Outlook) | 4.5%-5.0% | — | 3.0%-3.5% prior guide |
| FY 2026 adjusted EPS outlook (Company Outlook) | $12.07-$12.14 | — | $11.64-$11.81 prior guide |
The bigger change is the raised outlook, not just the quarterly beat. Marriott lifted full-year RevPAR growth to 4.5%-5.0% from the prior 3.0%-3.5% range and raised full-year adjusted EPS guidance to $12.07-$12.14 from $11.64-$11.81. 〔0〕 That signals the demand improvement is carrying into the rest of the year rather than being confined to one quarter.
The operating engine is broad and increasingly scalable. Global RevPAR rose 6.5%, with U.S. and Canada up 7.4%; gross fee revenue increased 14%, incentive management fees climbed 22%, and Marriott added roughly 20,100 net rooms during the quarter. The development pipeline also reached a record 634,000-plus rooms, with 44% under construction, giving the company a substantial future base for fee growth. 〔1〕 〔2〕
There is one contained offset, but it does not overturn the read. Owned, leased, and other revenue net of expense fell to $41 million from $70 million, while interest expense increased with higher debt. Those weaker property-level and financing items were more than offset by the higher-margin fee stream and stronger demand.
Bottom line: This is more than a routine earnings beat: Marriott raised its demand and profit outlook while showing accelerating fee growth and continued room expansion. The event strengthens the existing growth story without completely rewriting it.
