Debt refinanced — $2.5B replaced; maturities extended from 2027–28 to 2031–32
Host Hotels’ debt refinancing replaces $2.5 billion of near-term facilities with maturities through 2032 and removes some debt restrictions.
Host is a large U.S.-focused owner of luxury and upper-upscale hotels, using asset sales, property reinvestment and its investment-grade balance sheet to recycle capital and pursue selective acquisitions.
The filing removes a near-term refinancing overhang rather than adding leverage. Host replaces a $1.5 billion revolver and two $500 million term loans—$2.5 billion in total—with facilities of the same committed amounts, while reporting no revolver borrowings beyond letters of credit and $1.0 billion outstanding under the term facilities. 〔0〕
| Facility | Replaced maturity | New maturity | Amount |
|---|---|---|---|
| Revolver | January 2027 | January 15, 2031, with extension options | $1.5B |
| Term A-1 | January 2027 | January 15, 2031, with an extension option | $500M |
| Term A-2 | January 2028 | January 15, 2032 | $500M |
The main business benefit is flexibility for capital allocation. The new agreement preserves a $1.25 billion accordion for future revolver or term-loan commitments and explicitly permits borrowing for acquisitions, giving Host more time and capacity to fund portfolio moves without relying immediately on a separate capital raise.
Terms are modestly more flexible, but this is not a fundamental balance-sheet reset. Pricing remains tied to credit ratings, leverage and sustainability performance, while the financial covenants are substantially unchanged; the notable improvement is removal of certain debt and lien restrictions. 〔1〕
Bottom line: This is a scheduled liability-management action that materially extends Host’s funding runway and preserves acquisition capacity, but it does not change the company’s debt amount or operating story today.
