Braemar Hotels & Resorts Inc. (BHR) · Oct 8, 2026 · Guidance
Guidance initiated — 2027 Adjusted EBITDAre midpoint $88M; GAAP EPS midpoint loss of $0.47
Braemar’s new guidance lays out the self-management transition, $25M of annual savings and a smaller post-asset-sale earnings base.
Braemar is moving from an Ashford-advised, asset-sale-funded transition toward a smaller self-managed luxury lodging REIT; that broad direction was already announced in June 2026, including more than $25 million of expected annual savings.
The filing turns the strategic plan into a measurable 2027 operating model. Braemar now frames the post-transition business around seven hotels, roughly $15 million of annual corporate G&A, about $405 million of net debt and approximately $407 million of preferred equity. 〔0〕
| Metric | 2027 low | 2027 midpoint | 2027 high |
|---|---|---|---|
| RevPAR growth | 4.5% | 5.5% | 6.5% |
| Total revenue | $407M | $409M | $412M |
| Comparable Hotel EBITDA margin | 24.5% | 24.9% | 25.4% |
| Adjusted EBITDAre | $85M | $88M | $90M |
| GAAP net income | $(11)M | $(9)M | $(6)M |
| GAAP diluted EPS | $(0.50) | $(0.47) | $(0.43) |
| Adjusted FFO per diluted share | $0.25 | $0.28 | $0.31 |
The savings are real, but they do not fully offset the smaller portfolio. Management shows $25 million of annual G&A savings, yet the bridge starts with $149.5 million of pro forma trailing Adjusted EBITDAre and subtracts $98.6 million of EBITDA lost through asset sales before adding savings and property growth. 〔1〕 That makes the immediate story less “earnings accretion” and more “lower-quality earnings base with a leaner cost structure.”
The balance sheet plan is a meaningful secondary improvement, but still execution-dependent. Proposed refinancing over the next three to six months could generate $4.8 million to $5.5 million of annual interest savings, move selected maturities outward and reduce leverage; however, these are indicative terms rather than completed financings. 〔2〕 The filing also says net debt to gross assets is expected to fall from 50% to 36% on a pro forma basis, while the company acknowledges that final refinancing terms and timing remain uncertain.
Operating momentum is uneven rather than uniformly strong. Dorado Beach, St. Thomas, The Notary and Sofitel show solid year-to-date growth, while Cameo remains loss-making during its ramp and Capital Hilton and Lake Tahoe are dealing with difficult comparisons or weather-related weakness. The forward booking data is encouraging but rate-led: revenue pace is up 25.0% on a 27.0% ADR increase while occupancy is 0.5% below the prior year. 〔3〕
Bottom line: This is a useful roadmap for the already-known self-management transition, not a clean earnings surprise. It improves visibility into cost savings and leverage reduction, but the 2027 outlook confirms a materially smaller near-term earnings base while the refinancing and hotel ramps still need to work.
Management spin-out completion and targeted refinancing within 3–6 months
